Comments: Most of the walls and carpets are neutral so we’re off to a good start and it has a garage (USP). Kitchen is functional as is the bathroom but they need updating for top rental price and one neutral colour throughout on the walls. I’d also recommend losing the fire surround, the curtains and painting any brown woodwork white.

Here’s my investment property of the week in NG24 for less than £150,000

Bought for 90,000 in 2009, our investment property of the week is this 2 bed property on Stanley Street Newark.

Boasting an attractive asking price of £112,000 this property should look to catch the eyes of young commuters or those who work in the area. We find the generous room sizes of the current dining area, kitchen and master bedroom a great perk of owning this property. The potential investor would possibly look to redecorate as the green wallpaper and baby blue paint is not to everyone’s taste! However, standing proud is two open brick fireplaces which gives the property a vast amount of character, and also appeals to potential tenants. We believe it would possibly not be suited for families, however, due to it being located to moderately busy Northern Road and the industrial estate.

Other than a bit of redecoration it could be questionable as to what the current owner could do to increase it’s value. For an investor we believe that this has strong potential to be snapped up quickly by a potential tenant due to the demand for affordable housing for local workers. The price is appealing but capital growth will be slow and re-sale potentially tricky due to the location of the property. As they say, location, location, location!
