Asking Price: £150,000
Property Type:3 bed Semi-Detached
Estate Agent:Jon Brambles
Condition: Ready to Rent
Rent Range: £600-650pcm
Yield: 5.2%
Comments: Well presented property in a good spot for knowhow workers, bought two years ago for £120k. Difficult to find fault with this one!

Address: 7 Earp Avenue, Newark, NG24 4DD.
Asking Price: £150,000
Property Type: 3 Bed End Terrace
Estate Agent: William H Brown
Condition: Some Updates Required
Rent Range: £575-625pcm
Yield: 5%
Comments: Another good location although i’m a little thrown by the price, it was purchased in March this year for £130k and now it’s on for £20k with no difference? It could do with the odd new carpet and a lick of paint either way.

Address: 9 Smith Street, Balderton, Newark, NG24 3BA
Asking Price: £119,950
Property Type: 2 Bed Mid Terrace
Estate Agent: Alasdair Morrison
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.5%
Comments: We managed and let No 16 4 months ago for £550pcm in a similar condition although no photos of the bedrooms is a bit odd, i’m sure they’re not that bad! Budget friendly home with low council tax and reasonable rent, good first home for a couple or small family.

Address: 22 Birch Road, New Balderton, NG24 3BD
Asking Price: £140,000
Property Type: 2 Bed Semi- Detached
Estate Agent: Winkworth
Condition: Ready to Rent
Rent Range: £575-625pcm
Yield: 5.36%
Comments: Popular lakeside location, kitchen will be a hit along with the additional living space in the conservatory. Check the consumer unit, there’s a chance EICR’s will become mandatory soon (£120) and unless the fuse box has been updated already, it will very likely fail an EICR.

Buttercross Best Buy
Address: Rubys Walk, Fernwood NG24 3FP
Asking Price: £139,950
Property Type: 3 Bed end Terrace
Estate Agent: Martin & Co
Condition: Ready to Rent
Rent Range: £600-650pcm
Yield: 5.57%
Comments: Bought last May for £131,000, it’s had a lick of paint and they’ve put down some grass seed on first appearances; No 89 sold in March for £138k in the same condition. Good first investment, low maintenance although watch out for the Ideal ICOS boiler leaks.

Only a small selection this week due to so many reductions but if you have any questions about any of this weeks properties then i’d love to have a chat on 01636 343014, or even better, pop in for a chat and a cuppa.

Here is this weeks round up of new properties for sale in NG24 up to a value of £150,000.

Here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor!

Asking Price: £137,995
Property Type: 3 Bed Semi Detached House
Estate Agent: Haart
Condition: Light Decoration Required
Rent Range: £550-600pcm
Yield: 5.21%
Comments: Well presented property, living room lets in down so i’d redecorate it. Fair price, #74 sold in March 2018 for £132,500 without the loft conversion or conservatory.

Address: 50 Whitfield Street, Newark, NG24 1QX
Asking Price: £115,000
Property Type: 2 Bed Mid Terraced House
Estate Agent: Winkworth
Condition: Work Required
Rent Range: £450-500pcm
Yield: 5.22%
Comments: Lovely modern extension, red carpet not the best but could be worse and i’d get rid the over bed storage. The property is an EPC ‘F’ with a new heating system upgrade required to reach an ‘E’, you cannot let it out if it’s not an least an ‘E’.

Address: 11 Barnby Crossings, Newark, NG24 2NG
Asking Price: £129,950
Property Type: 2 Bed Mid Terrace House
Estate Agent: CPG Property
Condition: Ready to Rent
Rent Range: £475-525pcm
Yield: 4.85%
Comments: Those kitchen tiles are pretty marmitey! #3 sold in Jan 2018 for £120k which also had an extension however the current vendors of #11 bought this is for £126k in April 2017 but have done nothing to it since.

Address: 155 Goldstraw Lane, Fernwood, Newark, NG24 3FD
Asking Price: £140,000
Property Type: 2 Bed End of Terrace House
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 4.93%
Comments: Lovely looking property, nice and modern so a good starter property as maintenance costs will be pretty low. My ONLY concern is the built in bedroom furniture as a lot of tenants will already have a bed!

Address: Harcourt Street, Newark, NG24 1RF
Asking Price: £110,000
Property Type: 2 Bed Mid Terrace House
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £475-525pcm
Yield: 5.72%
Comments: The kitchen size and finish lets this one down as does the EPC, if you want to spend the money updating the kitchen then you may manage an extra £25pcm but i’d focus on getting the property legal to rent. Bathrooms off the bedrooms always get mixed feedback.

Address: 46 Cranmer Road, Newark, NG24 4ET
Asking Price: £132,500
Property Type: 3 Bed Mid Terrace House
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 5.21%
Comments: Good sized property, the bold wallpaper throughout and black bedrooms are down to a matter of taste but they may be a bit much for a rental property. The generous garden and parking is good but the lack of bath isn’t great for families.

Buttercross Best Buy
Address: Victoria Street, Newark, NG24 4UT
Asking Price: £147,000
Property Type: 2 Bed Mid Terrace Cottage
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 4.9%
Comments: Gorgeous. Tenants will have to compromise on parking but they will be able obtain a permit from the council. Check the EPC before committing to anything. Where do i sign?

Asking Price: £130,000
Service Charge: £850 (every 6 months)
Annual Ground Rent: £125
Property Type: 2 Bed Second Floor Apartment
Estate Agent: Purple Bricks
Condition: Ready to Rent
Rent Range: £545-595pcm
Yield: 5.41%
Comments: We let this property at the end of last year for £575pcm, it looks much better in person than how Purple Bricks have presented it on this listing!

Address: 1a Albert Avenue, Balderton, Newark, NG24 3HE
Asking Price: £147,500
Property Type: 2 Bed Converted Coach House
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 4.88%
Comments: Spacious character property, purchased in June 2015 for £124,950, it hasn’t changed much aside from a colour change here and there. Street parking but has a garage, fancy something a bit different?

EYES ON…This Weeks Investments in Newark!!!

Standard

Here is this weeks round up of new properties for sale in NG24, up to a value of £150,000.

As ever, here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor.

Address: 1 Newton Street, Newark, NG24 1SU
Asking Price: £110,000
Property Type: 3 Bed End Terrace
Estate Agent: Newton Fallowell
Condition: Work Required
Rent Range: £525-575pcm
Yield: 6.27%
Comments: Great property for a young family thanks to Barnby Gate Academy located just around the corner and it’s only a short walk to the park and town centre. Cosmetically the property could really do with new carpets throughout, a fresh coat of magnolia (if you HAVE stick to that colour) and get the gloss out and ditch the dark woodwork. MOST importantly, this property is EPC ‘F’ meaning NOBODY can let it after April 2018, get in touch with Talk Green to find out what your options are.

Address: Williams Lane, Fernwood, Newark, NG24 3FN
Asking Price: £95,000
Property Type: 2 Bed Ground Floor Apartment
Ground Rent: not disclosed
Service Charge: not disclosed
Estate Agent: William H Brown
Condition: Ready to Rent
Rent Range: £450-495pcm
Yield: 6.25%
Comments: Popular Fernwood location that works for families and couples, particularly for the school and A1/A46 access, although i do think this is better suited to a professional couple due to size and wear and tear. The last 1st floor flat sold round the corner on Ainsdale Close in June for £72,000 with a very similar layout, allocated parking and slightly nicer decor so why this is £95k is beyond me.

Address: 4 Guildhall Street, Newark, NG24 1UH
Asking Price: £125,000
Property Type: 2 Bed Mid Terrace Cottage
Estate Agent: Richard Watkinson
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 5.52%
Comments: Quirky cottage style terrace in Newark Town Centre, ideal for tenants using public transport with the bus and train stations just short walks from the property. Very difficult to compare the price as it’s so unusual, the lack of parking will put prospective tenants off and the style is very marmitey but you can’t please everyone regardless of what you buy!

Address: 124 Bowbridge Road, Newark, NG24 4DQ
Asking Price: £110,000
Property Type: 3 Bed Mid Terrace
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 6.27%
Comments: Simple family home close to Holy Trinity School and the sports centre with the bonus of off street parking, it’s a bit of a vanilla property but it’s fine and you wouldn’t have to do a lot to it; i’d check whether that’s a furniture mark or damage to the living room carpet and consider losing the green in the bedroom. The price seems fair although it doesn’t have an EPC yet, you’ll need make sure it’s an ‘E’ or above unless you’re willing to spend the money to get it there.

Buttercross Best Buy
Address: Barrows Gate, Newark NG24 2FY
Asking Price: £90,000
Property Type: 2 Bedroom Ground Floor Flat
Ground Rent: £101 paid every 6 months
Service Charge: £986.27 per annum
Estate Agent: Martin and Co
Condition: Ready to Rent
Rent Range: £445-495pcm
Yield: 6.51% (inc SC and GR)
Comments: Great modern flat close to the A1/A46, town centre and KnowHow making this perfect for most professionals and a first time investor; the lack of magnolia, modern finishes and parking for both tenants and guests ticks additional boxes too. The last sale was back in 2014 but looking at the one above for £95,000 with a similar selling in Fernwood in June for £72,000, that should give you a rough idea, which would you prefer?

Address: 57 Jubilee Street, Newark, Nottinghamshire, NG24 4DA
Asking Price: £125,000
Property Type: 2 Bed Mid Terrace (previously sold as a 3 Bed?!)
Estate Agent: Haart
Condition: Light Redecoration Required
Rent Range: £500-550pcm
Yield: 5.28%
Comments: Lovely looking terrace close to town centre, the vendor purchased the property in Dec for £99,000 and since then they’ve had the living room beams covered and skimmed, decorated the bedrooms and living room along with new carpets and potentially skimmed the bedrooms; the bathroom and kitchen haven’t changed aside from the lack of paint on the back wall and there’s no photos of the dining room, i wonder if it still has a wood panelled ceiling and stone fire surround? Is the £26,000 increase worth it?

Further Reductions….

Standard

..in prices and new properties.

So, i’m sat down looking at this weeks property additions to Rightmove and i’m faced with 13 properties of which 1 is tenanted, 2 are shared ownership and 6 are reduced leaving just 4 new properties in the last 7 days, the first thing i notice is how uninspiring the selection is but that aside, a) what’s with all the reductions and b) where are all the new properties? Let’s take a look…

The number of price reductions on properties, regardless of size, age or finish, are slowly increasing week on week with this weeks being particularly high, the question is: is it because the amount of potential buyers have decreased so owners are forced to lower the asking price to tempt buyers or are estate agents pricing them too high in the first place to give the vendor the figure they want to hear not what it’s worth? A new listing at the bottom of Beacon Hill Road has been advertised for £150,000, it’s a 3 bedroom mid terrace with no parking or distinguishing features on a very busy section of road; number 72, a slightly large 3 bed terrace wit a bay window, sold in March this year for £126,000 so already alarm bells are ringing, the other property is destined for a price drop just days in.

According to The Telegraph, the number of new instructions has fallen for the sixteenth month in a row and the reason? It would appear that the lack of uncertainty is making people cautious when both buying and selling, between the snap election and brexit, it’s no wonder people aren’t sure what’s best to do with no sign of things changing anytime soon. The Royal Institution of Chartered Surveyors have noticed in its residential market survey in June that the average supply of stock has hit another record low, with lower numbers of agreed sales. Lucian Cook, head of residential research at Savills said “It is uncertainty on the back of more uncertainty, so perhaps it is factored into the survey,”.

Hopefully this time next week i’ll be back with a fantastic investment property or two but based on this weeks bunch, i’m not convinced any new properties are worth investing!

EYES ON…THIS WEEKS INVESTMENTS IN NEWARK!!

Standard

Here is this weeks round up of new properties for sale in NG24, up to a value of £150,000.

As ever, here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor.

Address: 32 Wright Street, Newark, NG24 1PJ
Type: 2 Bed terrace
Asking Price: £80,000
Estate Agent: Jon Brambles
Condition: Damp work required
Rent Range: £450-500pcm (once work completed)
Yield: 7.5%
Comments: Despite looking like an end terrace, this hasn’t always been the case; number 28 was subject to a gas explosion from foam canisters, the land the house was on has since been purchased and it’s expected another house will be built in its place. Damp work is required on the wall that was previously number 30, aside from that, a lick of paint, a lawn mower to the back garden and a good clean throughout would soon turn this into a family home.

Address: Apartment 50, Barrows Gate, Newark, NG24 2FY
Type: 2 Bed first floor apartment
Asking Price: £92,500
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £425-475pcm
Yield: 6.16%
Comments: Flats in this block are very popular buy to let and with a yield like this who can blame them! Easy access to the A1 and town centre, ideal fora professional couple and the decorating is already done, what else do you need?

Address: 56 Appleton Gate, Newark, NG24 1LR
Type: 2 Bed mid-terrace
Asking Price: £100,000
Estate Agent: William H Brown
Condition: Requires modernisation
Rent Range: £475-525pcm (once modernised)
Yield: 6.3%
Comments: Good area for town, commuters and families although a new kitchen and a carpet cleaner would be well received in 2 bed terrace. Number 46 sold for £115,000 in Feb last year in a better condition so what do we think to the asking price?

Address: 48 Alliance Street, Newark, NG24 1HR
Type: 3 bed semi-detached
Asking Price: £125,000
Estate Agent: William H Brown
Condition: Some work required
Rent Range: £500-550pcm (once modernised)
Yield: 5.28%
Comments: A stones throw from the train station and a short walk into town, the kitchen appears to be camera shy but the property as a whole has potential and it’s perfect for couples that have rug-o-phobia!

Address: 34 Trinity Road, Newark, NG24 4EN
Type: 3 Bed semi-detached
Asking Price: £125,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 5.76%
Comments: Well presented spacious family home that’s close to several schools and the leisure centre, Number 31 sold in May for £119,950 and was finished to a lower standard, just need a tenant now!

Buttercross Best Buy
Address: 19 Hayside Avenue, Balderton, Newark, NG24 3GB
Type: 2 Bed semi-detached
Asking Price: £129,995
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.07%
Comments: Fab little 2 bed house in Balderton with a garage, driveway and enclosed garden, perfect for a couple to move straight into, that is if the missing pictures of the bathroom and kitchen are coincidental and not because they’re that ugly!

Address: 21 Hounsfield Close, Beacon Heights, Newark, NG24 2LR
Type: 2 Bed semi-detached
Asking Price: £129,950
Estate Agent: Alasdair Morrison
Condition: Some modernisation required.
Rent Range: £500-550pcm
Yield: 5.07%
Comments: Great spot for the A1 and Coddington School, the potential is there even with that kitchen but with number 33 selling a year ago for £129,995 in great condition, i would challenge the asking price for sure.

EYES ON….THIS WEEKS INVESTMENTS IN NEWARK!!

Standard

Here is this weeks round up of new properties for sale in NG24, up to a value of £150,000.

As ever, here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor.

Address: 6 Village Way, Farndon, Newark, NG24 4SX
Type: 2 Bed semi-detached bungalow
Asking Price: £148,950
Estate Agent: Richard Watkinson
Condition: Ready to rent
Rent Range: £575-625pcm
Yield: 5%
Comments: Located in a sought after village tucked away in a quiet cul-de-sac, this bungalow is on a generous plot with a garage, off street parking and a sun room in the garden, ideal for an older couple as everything is on one level and it’s a short distance to the A46 and A1. Number 8 sold in Aug 2016 for £138,000 with a conservatory and modern decor, so either they got a bargain or this property is slightly overpriced?

Address: 60 Eton Avenue, Newark, NG24 4JF
Type: 3 Bedroom semi-detached
Asking Price: £140,000
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £625-675pcm
Yield: 5.8%
Comments: Eton Avenue is within Hawtonville, a short distance from William Gladstone CofE Primary School and the new active4today leisure centre, the size and location of this property makes it ideal for families big and small. It’s being loving refurbished to very good standard so there wouldn’t be any modernisation required and someone could move straight in; as for the price, number 52 sold in Sep 2016 for same amount and it had also been refurbished throughout, and this property has an additional utility room, sun room and work room so it’s extremely hard to pick fault with the asking price.

Address: 26 Witham Close, Newark, NG24 2HD
Type: 3 Bed semi-detached
Asking Price: £145,000
Estate Agent: Martin and Co
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 4.96%
Comments: This property is tucked away in a quiet cul-de-sec off Strawberry Hall Lane, it’s a good spot for the A1, town centre and both train station which are all a short distance away. It needs very little doing to it, if anything, and as for the price it’s hard to judge as properties don’t sell in this area very often; the last 3 bed semi sold for £121,500 in July last year and prior to that was £125,000 July 2015 but both were dated in comparison to this one.

Buttercross Best Buy

Address: 62 Cranmer Road, Newark, NG24 4ET
Type: 3 Bed semi-detached
Asking Price: £134,950
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £600-650pcm
Yield: 5.7%
Comments: This house is just a couple of streets away from Eton Avenue and has also been renovated to a very high standard, the current owners purchased the house in October 2015 for £102,500 but you can certainly see where the money has been spent. It is slightly smaller than Eton Avenue and doesn’t have the additional utility room which is very popular with families; nothing else on the street has sold for anything close to this value as the last several sales have been on terraced houses for less than £80,000. Based on what’s on the market at the minute the property is priced highly for the area however the maintenance costs would be low due and the recent refurbishment certainly has the wow factor, knowing what the current owners paid for it, it never hurts to make an offer!

Address: 75 Grove Street, New Balderton, Newark, NG24 3AS
Type: 3 Bed mid-terrace
Asking Price: £124,950
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 5.7%
Comments: Balderton is popular area for couples an families, it’s a short distance to the A1 and there are two good schools within walking distance. This property has been refurbished to a high standard with 2 double bedrooms, an en-suite off the master room and a striking red and white kitchen, it would require little maintenance and could be marketed as soon as you have the keys. The last 3 bed that was sold on the street was refurbished to very high standard for £120,000 in May 2016 so do you think it’s worth the extra £5k?

Address: 23 Hatton Gardens, Newark, NG24 4BU
Type: 3 Bed mid-terrace
Asking Price: £119,950
Estate Agent: CPG Property
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.5%
Comments: This house has been finished to an impressive standard with a great modern kitchen, light and bright living spaces and has a good sized rear garden, it was bought by the current owners in 2013 for £100,000 however another 3 bed terrace hasn’t been bought since. The most recent purchase on the street was an extended 2 bed, number 45, in Nov 2016 for £115,000 so even though it doesn’t appear that the current owners have added anything to the property, i think they’ve managed to make money on it regardless!

Address: 42 The Ivies, Farndon Road, Newark, NG24 4SR
Type: 2 Bed semi-detached
Asking Price: £137,500
Estate Agent: Winkworth
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 5%
Comments: Good location for commuters and just a short drive to St Peter’s Crosskeys CofE Academy and William Gladstone CofE Primary School making it ideal for small families and couples alike. This property requires very little work and has a nice addition of a driveway and a garage, the last 2 bed semi on the street was number 8 which sold in Feb 2016 for £127,500 and is currently to let for £575pcm making 5.4% yield, honestly though, i just question whether you get much property for your money?

Address: 14 Wright Street, Newark, NG24 1PJ
Type: 2 Bed mid-terrace
Asking Price: £99,950
Estate Agent: Winkworth
Condition: Ready to Rent
Rent Range: £450-500pcm
Yield: 6%
Comments: In the last 2 years, 5 properties have sold on this street ranging from £83,000 to £99,950 with small differences in each one; the last one sold in Jan 2016 for £94,000 in a very similar condition so there could be some room for negotiation. It’s just a stones throw away from the very desirable Barnby Road Primary School with just a 15 minute walk into town and less than a mile to Newark North Gate, this little house would be perfect for a couple or a small family and it’s ready for them to move straight in to!

Address: 26 Hardwick Avenue, Newark, NG24 4AW
Type: 3 Bed mid-terrace
Asking Price: £147,500
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £600-650pcm
Yield: 5.3%
Comments: This mid terrace house is just a short walk to Newark town centre and is within the catchment area for Christ Church and William Gladstone primary schools making it ideal for young families. The current owners bought the property in Oct 2015 for £134,410 and have since added the shower room and redecorated in parts, number 22 sold in June 2016 for £138,000 but it didn’t have additional shower room, is it worth the extra £10k?

Address: 37 Kingsnorth Close, Newark, NG24 1PS
Type: 3 Bed semi-detached
Asking Price: £140,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £5252-575pcm
Yield: 4.93%
Comments: Garage, off street parking, close to town centre and the station, this property ticks a lot of boxes for prospective tenants, not to mention the modern kitchen and low maintenance garden. Another property on the street, 22a, sold in Oct 2016 for £129,500 however they had spent money making an open plan kitchen/diner/lounge and installed double french doors to the rear of the property. Based on that information, i’m not sure why this property is being marketed for £140,000 unless of course it has a seriously impressive bathroom!

Address: 9 Wolsey Road, Newark, NG24 2AZ
Type: 3 Bed semi-detached
Asking Price: £140,000
Estate Agent: William H Brown
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 5.14%
Comments: This is a spacious home perfect for families and couples alike, it has a large garden with a shed and summerhouse and is just a short walk into town. The property is ready to rent however some new carpets and kitchen cupboard doors would make the world of difference, the last 2 properties sold were for £119,995 and £120,000 respectively so why is this one £140,000?

Address: 17 Magdalene View, Newark, NG24 2HZ
Type: 2 Bed end terrace
Asking Price: £120,000
Estate Agent: Express Estate Agency
Condition: Some modernisation required
Rent Range: £475-525pcm
Yield: 5.25%
Comments: Advertised as an investment property, it’s in a great spot for the A1 and the industrial estates but this house could do with an update in the kitchen and the bathroom, keep costs low by just replacing the doors in the kitchen instead of complete units and try tile paint in the bathroom. Number 19 sold Dec 2015 for £117,500 with a new kitchen and attractive garden so this price could be a little optimistic.

Address: 21 Coronation Street, Balderton, Newark, NG24 3BD
Type: 2 Bed end-terrace
Asking Price: £120,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.5%
Comments: This is a lovely home in a desirable area for a couple or small family with the A1 and Newark town centre near by along with the John Hunt School just a short walk away. Similar properties don’t come up for sale very often however looking at what else is currently on the market, it would appear to be on par with other like for like properties.

Address: 109 Balderton Gate, Newark, NG24 1RY
Type: 2 Bed mid-terrace
Asking Price: £79,950
Estate Agent: Alasdair Morrison
Condition: Requires renovation
Rent Range: £375-425pcm (once renovated)
Yield: 6.4%
Comments: Ideal for someone wanting to get stuck in! Perfect for families with young children as it’s within the Barnby Road Primary School and it’s just a short walk into town and Newark Castle train station. Properties on this street let on average for £425pcm with an exception of one at £600pcm that was refurbished to a very high standard and slightly further down the road.

Address: 11 King Street, Newark, NG24 4UQ
Type: 2 Bed semi-detached
Asking Price: £79,950
Estate Agent: Alasdair Morrison
Condition: Requires renovation
Rent Range: £500-550pcm (once renovated)
Yield: 8.26%
Comments: This property has a lot of potential in the rental market and it’s perfect for someone that wants to start from scratch; the neighbouring property was let in April 2016 for £550pcm and there’s no reason why this couldn’t easily let for £550pcm or higher dependent on the finish.

Address: Cardinal Hinsley Close, Newark, NG24 4NQ
Type: 2 Bed mid-terrace
Asking Price: £120,000
Estate Agent: William H Brown
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 5.75%
Comments: Tucked away right on the edge of Hawtonville is this deceptively spacious 2 bed home with a conservatory and parking. The last property was sold for £108,000 in June 2016 and it was finished to the same level as this one but it didn’t have a conservatory.

Address: 1 Lindum Street, Newark, NG24 1NH
Type: 2 Bed end-terrace
Asking Price: £117,000
Estate Agent: Martin and Co
Condition: Ready to Rent
Rent Range: £450-500pcm
Yield: 5.13%
Comments: This is just a short distance from the train station and the town centre, the last 2 bed was sold for £112,500 in July 2016 and was finished to a very high standard. It would require very little work to this house so you just need find a new tenant for it!!

Address: 44 Grove Street, New Balderton, Newark, NG24 3AZ
Type: 2 Bed mid-terrace
Asking Price: £110,000
Estate Agent: Newton Fallowell
Condition: Redecoration required
Rent Range: £500-550pcm
Yield: 6%
Comments: It’s located in the sought after New Balderton area and is great for both primary and secondary schools; most houses on this street with 3 bedrooms sell for £110,000, the most recent was March 2016 with the last 2 bed selling in 2014 for £83,000. The property needs very little doing to it, to make it more desirable i would get the paint tins out and get rid of the red and yellow walls.

Buttercross Best Buy
Address: 52 Jericho Road, Balderton, Newark, NG24 3GT
Type: 3 Bedroom semi detached
Asking Price: £140,999
Estate Agent: CPG Property Ltd
Condition: Ready to rent
Rent Range: £575-625pcm
Yield: 5.32%
Comments: The last semi detached property of this style on the street sold for £138,000 in 2014, it’s a popular area for families and couples as there’s schools and good connections to the A1. Little to no work would be required so it’s tenant ready, not to mention the desirable conservatory and garage, the question is whether or not to keep the peach kitchen?

Address: 24 Newstead Avenue, Newark, NG24 1ND
Type: 3 Bedroom semi detached
Asking Price: £120,000
Estate Agent: William H Brown
Condition: Ready to rent
Rent Range: £525-575pcm
Yield: 5.75%
Comments: Properties don’t sell on this street often so it’s hard to judge the price but the decor is tasteful and the bright modern kitchen will attract a lot of prospective tenants so it’s ideal if you want to take on a low maintenance property.

Address: 31 Lawrence Street, Newark, NG24 1NE
Type: 2 Bed semi detached
Asking Price: £115,000
Estate Agent: William H Brown
Condition: Some renovation required
Rent Range: £475-525pcm
Yield: 5.48%
Comments: With two double bedrooms, spacious kitchen/diner and a substantial garden this property will tick the boxes for a lot of tenants. It could stretch to £550-575pcm if some money was spent updating the kitchen and bathroom along with a lick of paint throughout however it would still rent as it stands just at 5.4% instead of potentially 6% yield.

Address: 11 Long Row, Newark, NG24 1RW
Type: 2 Bed mid terrace
Asking Price: £81,500
Estate Agent: Winkworth
Condition: Some light renovation
Rent Range: £395-425pcm
Yield: 6.26%
Comments: This cosy property is within walking distance of Barnby School and has a desirable addition of off street parking. A utility room has been added to the rear of the property to create additional living space however the dated gas fire and bright red walls aren’t to everyone’s taste and who knows what the bathroom looks like!

Address: 9 Long Row, Newark, NG24 1RW
Type: 2 Bed mid terrace
Asking Price: £95,000
Estate Agent: William H Brown
Condition: Ready to rent
Rent Range: £395-425pcm
Yield: 5.37%
Comments: This property is the exact same layout as the one above except this one has a larger garden as it doesn’t have a utility on the back. It has neutral decor throughout and a low maintenance garden to the rear, it would be ideal for a couple or small family and they could move straight in but is it worth £13,500 more than number 11?

Standard

Here is this weeks round up of new properties for sale in NG24, up to a value of £150,000.

As ever, here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor.

Address: 35 Strawberry Hill Lane, Newark, NG24 2EP
Type: 2 Bedroom detached
Asking Price: £140,000
Estate Agent: CPG
Condition: Ready to rent
Rent Range: £500-550pcm
Yield: 4.71%
Comments: The addition of a large conservatory means the property has a reasonable amount of living space for a 2 bed house, ideal for a small family or couple. The bathroom could do with an update and the over bed storage isn’t ideal but it’s functional however the neighbouring property, number 37, sold in August for £138,000 with a bigger garden but less living space.

Address: 32 Edward Avenue, Newark, NG24 4UZ
Type: 2 Bedroom mid terrace
Asking Price: £125,000
Estate Agent: Newton Fallowell
Condition: Ready to rent (possibly!)
Rent Range: £500-550pcm
Yield: 5.28%
Comments: This property is in great town centre location with off road parking and a garage however with no photos of the bathroom or the kitchen i would question what they are trying to hide, not to mention the addition of storage heaters throughout, i would consider whether it’s priced correctly.

Address: 39 Parliament Street, Newark, NG24 4UP
Type: 2 Bedroom end terrace
Asking Price: £113,000
Estate Agent:Now Homes
Condition: Some modernisation required
Rent Range: £450-500
Yield: 5.31%
Comments: It could do with a kitchen and bathroom update but it’s in a good central location, the last terrace property sold on the street was number 35 in 2013 for £87,000 so it’s your decision if you think the price is right!

We’ve hit that time of year where the property market goes quiet as people don’t want to sell or buy houses around Christmas but don’t let this put you off; make the most of the opportunity and take a look back at some of the properties that have been on the market for a while and put in a cheeky offer to grab a bargain.

Type: 3 Bedroom semi-detached
Asking Price: £140,000
Estate Agent: Richard Watkinson
Condition: Ready to rent
Rent Range: £600-650pcm
Yield: 5.57%
Comments: Recently renovated to a very good standard and a new ground floor extension added to the rear, it’s quite obvious they’ve spent a lot of money on the property; Whether it justifies the price considering Number 39 was sold in August for £110,000 it is up to you to decide.

Address: Parsons Close, Fernwood, Newark, NG24 3UX
Type: 1 Bedroom quarter house
Asking Price: £92,000
Estate Agent: Martin and Co
Condition: Ready to rent
Rent Range: £375-425pcm

Comments: Located on the popular Fernwood development with allocated parking, this size property would be ideal for a couple however without any photos it’s impossible to know what it’s like inside!

Address: 55 Appleton Gate, Newark, NG24 1LN
Type: 2 Bedroom end terrace
Asking Price: £120,000
Estate Agent: Jon Brambles
Condition: Ready to rent – apart from the kitchen!
Rent Range: £525-550pcm
Yield: 5.5%
Comments: Good location for the train station and town centre, the property is neutrally decorated until you get to the kitchen which has different colour cupboards, tiles and splash back that i know i wouldn’t want.

Buttercross Best Buy
Address: 120 Winthorpe Road, Newark, NG24 2AX
Type: 3 Bedroom semi-detached
Asking Price: £139,950
Estate Agent: JHW Home
Condition: Ready to rent
Rent Range: £625-675pcm
Yield: 5.78%
Comments: Properties like this one on the street don’t appear on the market very often, it’s in a great location for the A1/A46 and would suit most types of tenant, however the shower unit could do with coming out of the bathroom and replacing it with a bath and an overhead shower as it will appeal to more tenants.

Address: 103 Elizabeth Road, Newark, Nottinghamshire, NG24 4NR
Type: 3 Bedroom semi detached
Asking Price: £134,950
Estate Agent: Newton Fallowell
Condition: Ready to rent
Rent Range: £625-675pcm
Yield: 6%
Comments: The owners have clearly spent a lot of money on the property, it was bought 2 years for £37k less than the current asking price so it looks like there hard work has paid off. Great property for a family with plenty of living space and a large enclosed rear garden.
