Become a DASH accredited landlord

We’re aiming to become a DASH accredited letting agency which means getting all our landlords DASH accredited. This is no mean feat but it will really stand us apart from the rest and ensure tenants can be confident that we only work with great landlords with great quality properties for them to make their home.

What is DASH Landlord Accreditation?

The scheme is a membership designed to reward good landlords and to help them differentiate themselves from less reputable landlords in the property market place. DASH accredits the landlord, not the property, therefore identifying them as being competent and professional.

As an organisation DASH supports landlords with information and guidance on changes in legislation as well as sharing best practice. DASH is recognised by our distinctive logo which members are able to use as a badge to demonstrate their professionalism and gain market advantage.

What do I need to do to become accredited?

  • Agree to adopt the Code of Conduct – the scheme manual is available online from the website at http://www.dashservices.org.uk/Accreditation/Scheme-Manual
  • Pass a fit and proper person test – DASH will check with the relevant Local Authority that there are no outstanding items with you as a landlord or any of your properties
  • Complete the Landlord Development course – the course is free as part of your membership package and is available online from the website at http://dashtraining.org.uk/login/
  • Have a health and safety visit to a sample of your properties – a minimum of 10%
  • Commit to increase your professional development as a landlord by engaging with DASH Landlord accreditation e-learning

How can this save me money?

Nottingham City Council are looking to introduce a Licensing Scheme (Find out more information about this at the Nottingham Landlord Forum). Unlike accreditation the licence fee applies ‘per property’ and not ‘per landlord’. Local authorities offer a discount as they find that there is less work required to process and issue a license for an accredited landlord. The ‘proposed’ selective licence fee in Nottingham is £655 per property for 5 years with a discount of £255 (£400 per property) for landlords who carry the Nottingham Standard.

EYES ON…The Investment Property of the Week in Newark!!

Here’s my investment property of the week in NG24 for less than £150,000

First listed back in March for £160,000, this modern 3 bed end of terrace house on the popular Fernwood establishment has struggled to get the asking price and has since been reduced twice, initially to £150,000 and now to £140,000; aside from taking the stickers off the second bedroom wall, the property is ready to go!

We recently let out a 3 bed semi detached house on Wisdom Close within a week for £675pcm that was purchased for £150,000 in March, it gained a lot of interest from couples and families due to the close proximity to the A1/A46 for commuters and both Fernwood play ground and Primary School are within walking distance from the property. So is £140,000 about right? Well both Number 4 and 5 have enough parking for 2 vehicles, 3 bedrooms and a spacious living/dining room but Number 4 has a smaller third bedroom and kitchen, doesn’t have an en-suite and is a terrace, sounds alright to me! Having said that, i don’t think that there’s anything else the current owners could have done to increase the value so i’d say this is better as a buy to let than a first time buy as the buy to let would make more money in the long run, the first time buyer may struggle to increase the value.

As Wisdom Close was only completed 3 years ago, there have only been 2 sales on the street, both of which were semi detached properties for £149,000 and £150,000 so i can see why this property didn’t sell at £160,000, why would you pay more for less house? Two reductions later this price seems fair and the previous interest we’ve had on 5 Wisdom Close would suggest that the property could be tenanted promptly too.

From an investors perspective this would be ideal for a first time investor or an established one, it doesn’t required any work and the rental market would suggest it’s a desirable area for tenants; after two reductions, it would seem it was valued optimistically at an initial glance, will you going to have a look to find out?

22% Return on £37,000 explained

So the past few weeks have seen us advertising to investors in Newark that they can get 22% return on £37,000. In between the mutterings of “it’s too good to be true” we’ve met some really interesting people and had some very good conversations with local investors interested in getting a better return from their savings.

Is it really too good to be true? Let’s see…

The property in question is a terraced house on Vernon Road, Kirkby In Ashfield, NG17. This property has been renovated and is now a 5 bedroom House of Multiple Occupation (HMO) with shared kitchen, bathroom and lounge. It’s one we manage but the owner would be willing to sell it as they are looking at some development projects.

The property is let out to a company on a full repair and insuring lease with over 18 months remaining. The company then sublet the individual rooms and they take the hit on any void periods. In effect it’s a guaranteed rent of a HMO without the hassle.

Buying with cash is great and makes things much simpler and clearer however by leveraging the banks money you can see how it makes yours go much further. This is compounded further through capital growth if property prices rise. I’ve touched on this previously with this post.
