Asking Price: £60,000
Estate Agent: Richard Watkinson
Condition: Needs Renovation
Rent Range: £450-500pcm (once renovated)
Yield: 10%
Comments: Fantastic opportunity if you don’t mind getting stuck in! A renovated first floor 1 bed in the same block let for £485 earlier this year and with such a central spot, it’s perfect for commuters that use the rail service or drive thanks to the private parking.

Type: 2 Bedroom Mid-Terrace
Asking Price: £140,000
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 4.93%
Comments: Well presented property in a good commuter spot, ideal for a couple or small family and there would be no/little work required. 40a sold for £123,500 in Dec 2016, another mid-terrace but it was dated in comparison to this one, is it worth almost £17,000 more?

Address: 7 Ross Close, Coddington, Newark, Nottinghamshire, NG24 2PY.
Type: 3 Bedroom End of Terrace
Asking Price: £149,950
Estate Agent: Newton Fallowell
Condition: Some modernisation required
Rent Range: £575-625pcm
Yield: 5%
Comments: Desirable village location with an Ofsted Good Primary school and great connections to the A1, property is dated in parts, particularly the bathroom and the kitchen/dining area is a close second. Sort those parts out and potentially get £650pcm.

Type: 2 Bedroom Semi-detached
Asking Price: £135,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £525-575pcm
Yield: 5.11%
Comments: Neutral home with additional living space in the cellar within the catchment area for Barnby Road School, an immaculate 2 bed terrace sold for £136,000 in March 2016 and there’s not much to fault here so this price seems fair, right?

Address: 5 Wentworth Corner, Newark, NG24 4PS.
Type: 2 Bedroom Mid-Terrace
Asking Price: £110,000
Estate Agent: Now Homes
Condition: Ready to Rent
Rent Range: £475-525pcm
Yield: 5.73%
Comments: On the outskirts of Hawtonville, this compact 2 bedroom house will be ideal for a working couple as a family may be a squeeze! No photo of the bathroom but the general condition would suggest little work will be required; number 2 sold in Feb 2016 for £95,000 but it was dated in comparison.

Asking Price: £117,500
Estate Agent: Winkworth
Condition: Ready to Rent
Rent Range: £525-575pcm

Asking Price: £115,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.74%
Comments: Ideal for a first investment as very little cosmetic work is required, it’s close to the ever desirable Barnby Road School for families although Number 6 is currently sold stc for £110,000 in the same condition, it’s worth a shot!

Type: 3 Bedroom End of Terrace
Asking Price: £119,950
Estate Agent: CPG
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.50%
Comments: Balderton is a great area for families thanks to the schools and the A1, this property was last bought in Oct 2015 for £102,500 in need of an update which the current owners have done, with this in mind a tenant should be able to move straight in.

EYES ON…THIS WEEKS INVESTMENTS IN NEWARK!!

Standard

Here is this weeks round up of new properties for sale in NG24, up to a value of £150,000.

As ever, here’s a quick reference guide to what is on offer, for how much and what you can expect as an investor.

Address: 32 Wright Street, Newark, NG24 1PJ
Type: 2 Bed terrace
Asking Price: £80,000
Estate Agent: Jon Brambles
Condition: Damp work required
Rent Range: £450-500pcm (once work completed)
Yield: 7.5%
Comments: Despite looking like an end terrace, this hasn’t always been the case; number 28 was subject to a gas explosion from foam canisters, the land the house was on has since been purchased and it’s expected another house will be built in its place. Damp work is required on the wall that was previously number 30, aside from that, a lick of paint, a lawn mower to the back garden and a good clean throughout would soon turn this into a family home.

Address: Apartment 50, Barrows Gate, Newark, NG24 2FY
Type: 2 Bed first floor apartment
Asking Price: £92,500
Estate Agent: Jon Brambles
Condition: Ready to Rent
Rent Range: £425-475pcm
Yield: 6.16%
Comments: Flats in this block are very popular buy to let and with a yield like this who can blame them! Easy access to the A1 and town centre, ideal fora professional couple and the decorating is already done, what else do you need?

Address: 56 Appleton Gate, Newark, NG24 1LR
Type: 2 Bed mid-terrace
Asking Price: £100,000
Estate Agent: William H Brown
Condition: Requires modernisation
Rent Range: £475-525pcm (once modernised)
Yield: 6.3%
Comments: Good area for town, commuters and families although a new kitchen and a carpet cleaner would be well received in 2 bed terrace. Number 46 sold for £115,000 in Feb last year in a better condition so what do we think to the asking price?

Address: 48 Alliance Street, Newark, NG24 1HR
Type: 3 bed semi-detached
Asking Price: £125,000
Estate Agent: William H Brown
Condition: Some work required
Rent Range: £500-550pcm (once modernised)
Yield: 5.28%
Comments: A stones throw from the train station and a short walk into town, the kitchen appears to be camera shy but the property as a whole has potential and it’s perfect for couples that have rug-o-phobia!

Address: 34 Trinity Road, Newark, NG24 4EN
Type: 3 Bed semi-detached
Asking Price: £125,000
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £550-600pcm
Yield: 5.76%
Comments: Well presented spacious family home that’s close to several schools and the leisure centre, Number 31 sold in May for £119,950 and was finished to a lower standard, just need a tenant now!

Buttercross Best Buy
Address: 19 Hayside Avenue, Balderton, Newark, NG24 3GB
Type: 2 Bed semi-detached
Asking Price: £129,995
Estate Agent: Newton Fallowell
Condition: Ready to Rent
Rent Range: £500-550pcm
Yield: 5.07%
Comments: Fab little 2 bed house in Balderton with a garage, driveway and enclosed garden, perfect for a couple to move straight into, that is if the missing pictures of the bathroom and kitchen are coincidental and not because they’re that ugly!

Address: 21 Hounsfield Close, Beacon Heights, Newark, NG24 2LR
Type: 2 Bed semi-detached
Asking Price: £129,950
Estate Agent: Alasdair Morrison
Condition: Some modernisation required.
Rent Range: £500-550pcm
Yield: 5.07%
Comments: Great spot for the A1 and Coddington School, the potential is there even with that kitchen but with number 33 selling a year ago for £129,995 in great condition, i would challenge the asking price for sure.

Eyes On… Braemer Road, Collingham

Standard

Braemer Road

This week we are talking about this 3 bedroom semi detached house on Braemer Road in Collingham.

I have moved my focus this week a little outside of Newark to the popular village of Collingham.

This village is a prime spot for families as there is a good junior school & local shops, a doctors surgery, dentist, pubs… all the essentials for parents and kids.

This property would certainly benefit from a bit of a makeover. A couple of the walls are perhaps a little loud and fussy and it has a somewhat dated feel to it.

It has been a while since I saw an avocado bathroom suite but putting a white one in its place would instantly lift it.

This property and its location would suit a family with children, probably on a long term let, certainly while the kids are at school.

Space wise it has a lot going for it. Downstairs, a utility for muddy boots plus a pantry and a separate store room.
Upstairs, three bedrooms and a bathroom, everything you would expect from a family home.

The garden has quite an interesting feature… a pond with an army of gnomes surrounding it. Not to everyones taste but the kids would love it.

We get a lot of enquiries for town living but there are also many families who would rather live in a village, walk to the village school and experience village life.

Collingham has always been a popular village with a rural feel yet it is close to both Newark and the city of Lincoln with its amazing Cathedral and Castle.

This is on the market for £124,995
The last sale on the street in January 2015 was for £122,750

Typically this type of property would rent for £550 to £595 per month.
Potential top yield of 5.7%

The Estate Agent is Richard Watkinson 01636 611811
